Terry oversees financial strategy, acquisitions, and long-term business planning at Brunel Court Ltd, providing the commercial structure that underpins both consultancy-led and construction projects. With a strong focus on sustainable growth and project viability, he plays a key role in ensuring that developments are financially robust from early feasibility through to delivery.
He manages budgeting, procurement oversight, and high-level commercial decision-making, supporting accurate cost planning and realistic tender positioning across residential, commercial, and funded projects. His experience in financial forecasting and resource planning enables the business to assess risk, maintain cost control, and align project scope with client objectives from the outset.
Working closely with project stakeholders, consultants, and supply chains, Terry supports strategic planning, investment appraisal, and operational governance, ensuring that projects are delivered efficiently, responsibly. Gemma is a senior project leader with extensive experience delivering capital programmes within corporate and occupier environments across both the public and private sectors. With a construction-led background and strong commercial acumen, she brings a strategic and governance-focused approach to complex project delivery.
She has overseen projects from early strategic planning and business case development through procurement, delivery, and operational integration, ensuring alignment with wider organisational objectives and stakeholder requirements. Her experience includes portfolio-level governance, financial performance oversight, risk management, annual budgeting, and long-term capital forecasting across multi-project environments.
Gemma is highly experienced in shaping procurement strategies, negotiating complex contracts, and driving value engineering initiatives to optimise cost, programme, and overall asset performance. She leads multi-disciplinary teams across consultants, contractors, and stakeholders, embedding robust controls while maintaining pace, quality, and delivery certainty.
With a strong focus on executive-level stakeholder engagement, Gemma translates business and operational requirements into effective built environment solutions that enhance efficiency, user experience, and long-term asset value.
Lloyd Smith - Operations Director & Project Lead
Lloyd is responsible for day-to-day operations, procurement coordination, technical support, and the management of client and partner relationships across Brunel Court Ltd’s consultancy, pre-construction, and delivery services. He plays a central role in translating project requirements into structured plans that align scope, programme, and budget expectations from an early stage.
He leads project delivery from initial consultation and feasibility through to procurement coordination and completion, ensuring efficient processes, clear communication, and consistently high standards across construction, refurbishment, and consultancy-led projects. His involvement in tender preparation, supplier engagement, and technical coordination supports commercially realistic project planning and smoother pre-construction workflows.
By working closely with clients, designers, consultants, and contractors, Lloyd helps maintain programme momentum while ensuring buildability, compliance, and quality are considered throughout each phase. His practical and solutions-focused approach strengthens stakeholder confidence, improves delivery certainty, and supports well-managed outcomes across residential, commercial, and tender-funded developments.
Ross Smith - Compliance & HSE Consultant
Ross supports Brunel Court Ltd by overseeing health, safety, and regulatory compliance across all consultancy, pre-construction, and live project environments. His role ensures that operational practices, documentation, and site procedures align with current HSE legislation, industry standards, and client-specific compliance requirements.
He contributes to the development and review of risk assessments, method statements, and site management procedures, helping to embed a safety-first culture throughout the project lifecycle. By maintaining clear compliance frameworks and structured oversight, Ross supports professionally managed project environments that prioritise safety, accountability, and operational efficiency.
Working alongside project leads, contractors, and stakeholders, he helps ensure that regulatory considerations are integrated from early planning stages through to delivery. Murphy Smith - Snack Management & Morale Officer
Murphy plays an important unofficial role within the Brunel Court team, providing daily morale support, quality control on snack breaks, and a friendly presence during planning and admin days.
While not directly involved in project delivery, he is very much part of the team culture and helps keep the office environment positive and approachable… unless you are the postman!
